A 203k consultant is supposed to provide an independent bid, so if you require a contractor's bid before visiting the site, YOU aren't worthy of the program. We will show you how straightforward it is to do it correctly. The other day, I had to add work the contractor failed to recognize. I bid on the new item as is typical and turned in the paperwork to close the loan. The contractor contacted me about a week later when he received his subcontractor's bid on that item to tell me I was "right on the money".
I had a lender place an order and provided a contractor's bid for $187,000 for a room addition and renovation of an older home.
